What is the Design/Build Remodeling process?
Design/build remodeling is a full-service project delivery process Neil Kelly pioneered to create efficiency and predictable outcomes during a remodel. It’s a streamlined process that outshines the typical renovation approach by eliminating the risk, hassle, and headaches of your home remodeling project.
We’ll get clear on your goals and expectations before delivering thoughtful planning and design, disciplined project management, clear and consistent communication, uncompromising craftsmanship, and an industry-leading warranty to back it all up.
Key Contributors On Your Home Remodeling Project
Design Consultant
Our design consultants engage with homeowners through discovery and design phases to create a detailed vision for your home. They are your first main point of contact at the start of your project. They’ll show you plans and renderings, working directly with you to make architectural decisions, select all project materials, and discuss what’s possible.
They work with the design associate, building design specialist, and project manager to ensure the design can be achieved within your home’s current or potential structure and your budget. You’ll be presented with a detailed scope and budget to execute the project, resulting in a contract to move forward. The Design Consultant will be your main point of contact until construction begins and will be available as needed throughout the project.
Design Associate
Our design associates help select and source the materials for your project and develop the project budget. They keep a sharp eye on the timelines for the order and delivery of materials, create 3D renderings based on the Designer’s architectural plans and product selections, and organize the project documents for the design and contract phases.
Building Design Specialist
Building design specialists determine the feasibility and scope of your project, identifying the most cost-effective approach to architectural or engineering changes. It’s also their job to incorporate health, safety, and environmentally conscious factors in the design.
Vendors
Our vendors are trusted manufacturers, suppliers, and dealers of project materials such as appliances, cabinets, flooring, tile, countertops, plumbing, and electrical fixtures. We have access to a long list of high-quality vendors no matter your style or needs, and our vendors are expected to keep our design and production staff up-to-date on all order and delivery timelines.
Project Manager
Your dedicated project manager will be your primary point of contact throughout your home remodeling project once construction begins and will bring you regular updates on your renovation. It’s their job to oversee the creation of the project schedule, including hiring and managing subcontractors based on their skills and our trust in them based on past experiences.
Your project manager will also manage the carpenters and double-check their workmanship and safety in coordination with the Neil Kelly safety manager. They also oversee the management of and adherence to the project budget, and our fixed bid process takes all project requirements and costs into account ahead of time. With their firm budget and schedule, you’ll know exactly what will be done, when, and how much it will cost.

Project Associate
The project associate coordinates project costs, outlines the project schedule, and organizes the project documents from contract to completion. It’s their job to ensure that all project materials are collected and stored in an organized manner, as well as to deliver materials to the job site as needed on time.

Subcontractors
Neil Kelly works with skilled subcontractors and tradespeople as part of our renovation team, such as plumbers, electricians, drywallers, painters, tile setters, countertop installers, and more. Your dedicated project manager will oversee their work throughout your remodeling project, ensuring they are as skilled and efficient as possible while keeping the job site clean and safe.
Carpenters
Our carpenters bring a level of skill and craftsmanship to your project that is second to none. They’ll coordinate with subcontractors, execute deconstruction, install framing, build and install cabinets, install appliances and fixtures, and complete any finish carpentry. Throughout your renovation, they’ll be a familiar face working tirelessly to keep your home beautiful, clean, and safe.

Master Carpenter
This role is unique to Neil Kelly. It is a designation given to our most skilled and seasoned carpenters who have not only mastered their trade, but also take the initiative to train and mentor our other carpenters. Several of Neil Kelly’s Master carpenters have worked with us for 20 years or more. Our most tenured Master carpenter has worked for Neil Kelly for 40 years as of 2024.
